I would like to express my deepest grievance against the builder in Kerala named Apple a Day Properties situated at Cochin. Iam one of the unfortunate customers who have invested in their project called “BIG APPLE” in Palarivattam, Cochin. I booked an apartment type 2D in C Block on the 10th of August 2006 and they promised me to deliver the apartment by July 2008. But nothing happened as mentioned and the building remains incomplete. We had several meetings and discussions with the Directors of Apple A Day and they have given us schedule of work and the completion date of the project, but nothing has happened according to the schedule and to make the matter worse they keep on changing the schedule date due to various reasons and excuses which is only well known to the management.


I did a site visit in January 2010 and there were no developments in the work and moreover there were no workers at site. We are really depressed mentally and physically as major portion of our income is going towards the repayment of the loan. I have already paid them around 85% of the project value i.e. 17 lakhs and no major developments had happened in that project. According to the evaluation from my last site visit this project is not going to complete this year also if the circumstances and the approach of the management is like this.


The management really lacks responsibility and commitment towards the customers; instead of completing the existing projects within the stipulated period they are busy marketing for the new projects and taking money from the people by giving them exciting and unreal offers. But according to our knowledge none of their projects are completed in time and the completed projects are very few. Still they are very vigorous in to marketing launching new projects and advertising it even abroad. They travel frequently to abroad to promote their new projects, but at the same time failing to deliver the promises they have made to the customers in completing the projects on time. It’s our hard-earned money they are spending lavishly and making us suffer as we had invested in this project. It’s the dream of every person to own a house and there are lots of sentiments attached to this but because of builders like this every common people\'s dream of owning a house will never come true.

According to the latest information all their projects are stand still for the last three months. Upon inquiry we were told that there is a problem with their contractor and again non-availability of river sand etc etc.We no longer trust their promises as it keep on changes from time to time. There are so many other unfortunate customers also like me who had invested in this project and long waiting for the handover. But nothing seems to be going in a positive manner and the management of Apple a Day properties is misutilising and taking advantage of our patience and trust towards them.

We have requested help from the Govt authorities and as a process i have lodged my complaint to the Chief Minister grievance cell at [email]cm-grccell@kerala.gov.in[/email] and city Police Commissioner at [url=http://www.kochicitypolice.org/Norka_Register.asp]Kochi City Police[/url].

I request all the customers of all projects of Apple a Day Properties should lodge complaints to the above authorities for speedy resolution. I\'m also lodging complaints against the builder/directors to other State/Central Govt. Authorities and to initiate legal procedures.

While I\'m exploring all possibilities to get the issue resolved legally, I would request all concerned Authorities to intervene and advise the erring builder to resume construction immediately and handover the completed project in all respect to the customers latest by June, 2010.

I\'m sure, as I did, if all unfortunate customers of Apple A Day Properties Pvt. Ltd. approaches the concerned authorities, there will be favorable result, and also will be a lesson for all erring builders in the country.
