- Go through the floor map in detail. Many flat are not like the model flat. If you need alteration later, you will have to covering out a heavy rate. A small change would cost you more than 60 thousand rupees .
- come to an harmony on the rate for alteration at the time of signing
- insist on a section for compensation, if the apartment is not deliver on time.
- insist on an Exit Clause, in case they fail to deliver within the settled time period. Else, If you have to way out, you will have to pay 3% of the total value. That is extra than 2+ lakh.
- In case you sell the your flat and want to transfer you will be asked to pay 4% (thats 3+ lakhs). Better to have a clause for move. Some builders charge about 10K for transfer.
- Go through the cost break-up evidently.
- put together sure that pay installments are as per progress in apartment structure. put together sure that electrical fittings, doors, windows, kitchen fitting, bath fittings etc are mentioned in the payment divide/timetable.
After just constructing the block structures and flooring karsten Palm Groves will demand 95% payment. The final delivery is be delayed. They will not even pay the delay charges, So plse beawre of this Fraud builders..
In the year of 2012 I had bought a home in the project of karsten palm groves Builder for which I had paid 26 lacks. Even single customer on this project is not happy by buying the home to this builder. In 2010 when we came to book our flat these were list of services which they had promised but now we are not getting any single calls response. They had saw a building in the pamphlet at the time of booking but after completing the construction only the same color they had given. In future I shall recommend every body don’t west your money to such kind of builder.
Hi all, I represent karsten homes pvt ltd... the people who are taking about delay in the project are not the real customers are more of competitors... around... when an organization has just got registered before 6 months... how can they even delay the project for more than 2 years... please have some commonsense ... don't run around the bush if anybody have a problem kindly come down to the office or site and please go through the property documents then if u r satisfied then only buy it... nobody is forcing u...
Since the price is very competitive from other builders in the same location... people are so excited to speak nonsense about the project... kindly people don't get misguided from the comments given on top... kindly drop-in to the project... any more queries plz call me on ********50.
